By determining what the buyer actually wants, you will be able to reveal how your property is going to provide them with the lifestyle they are looking for. Yes, they will be able to see that you have the number of bedrooms they desire and such like. But, you need to remember that you are not merely selling your property’s physical attributes, you are selling a whole new life.

So, if the buyers are looking for more of a family life, provide them with information on local things for children to enjoy, provide details on the nearby nurseries and schools, and tell them about how your neighbourhood is quiet and there are kids of a similar age to theirs on the estate – if this is the truth of course.

Cook up some value in your home’s kitchen! Any estate agent will tell you that the kitchen is the room to update if you want to up your home’s appeal and price tag. It is worth the cost per square foot and is the most valuable room in any property. If buyers are feeling somewhat uncertain, the kitchen can make all of the difference.

So, how can you add value to your kitchen?

Well, if you have the money to do so, you should upgrade your kitchen countertops. Yes, it’s a costly upgrade, but new counter tips will up the value of your home significantly.

Looking for a cheaper kitchen upgrade? Why not re-face your kitchen cabinetry? This is the cheaper alternative to having new cabinets installed. Yet, if you do it right, they will look like entirely new cabinets anyway!

You should also think about upgrading the white goods and plumbing fixtures in your kitchen. It is worth pointing out that this doesn’t tend to upgrade the value of your property, yet it can make it sell much faster.

Get rid of unnecessary bulky appliances and clutter. This will merely detract from your kitchen and make it look smaller than it actually is.
